Moving In or Out

Moving and/or large furniture deliveries shall be accomplished on weekdays after 6:00 p.m. to 7:00 a.m. and any time on Saturday and Sunday.  Building Management must be notified in writing at least 48 hours in advance of any move in order to assure availability of the freight elevator and loading dock. Reserving of the freight elevator and loading dock shall be made on a first come, first served basis, with timeframes on when they will start and finish the move needed for calendaring.  When making arrangements with your moving company and assessing timeframes for your pricing, the freight elevator, during the weekday evenings, must be shared with our janitorial and possibly, engineering staff.  Ideally the move is done by 9:00 p.m. so that janitors can use the freight elevator for trash removal services, however, arrangements can be made if after this timeframe with advance notice. 

Prior to any move, the moving company shall supply Building Management with a Certificate of Insurance (requirements noted above). No moving shall take place until the Building Office has received the Certificate of Insurance.

All moves require a walk-through of the common areas adjoining the premises on the day before the move. The walk-through will take place with a representative of the Tenant, moving company and Building Management in order to determine any damage that may or may not exist in the common areas prior to the move.

An authorized representative of the Tenant must be on the premises to oversee the move from the time that the moving company arrives until they leave. Lobby Attendant and Building Management staff are not responsible for providing access to the premises nor are they responsible for securing the space afterwards.  In no instance shall a Lobby Attendant or a representative from Building Management sign off on a delivery of furniture or for completion of a move in place of the tenant.

It shall be the responsibility of the mover/tenant to perform the move in the safest manner possible, avoid blocking the building corridors, entrances and exits, and avoid accumulation of large amounts of combustible materials.

On the tenant floors, the corridor floor and walls from the elevators to tenant spaces must be protected with Masonite. Doors and door frames must be covered.  Walk-off plates must be provided to protect door thresholds. Proper protection for building property must be provided by the moving company. No move shall take place until the staff on duty has approved the placement of all protection.

Removal of Masonite, tape, pads, corner boards, empty containers, boxes and carts from public areas (corridors, elevators, lobby, etc.) must be completed prior to the following business day. If there is an excess of trash, such as cardboard boxes, etc. Building Management will arrange for additional trash service and invoice accordingly. We recommend that your moving vendor take boxes/trash with them to save you costs.

Building Management may arrange to have an engineer or Lobby Attendant oversee the move. The staff’s time will be billed to the Tenant.

Any damage incurred by the movers will be repaired by Building Management and billed to the Tenant.

Movers will be turned down from delivering/picking up furniture, etc. if prior arrangements have not been made. The Building Office will provide Lobby Attendant with detailed written information of such moves and they are not to make any exceptions than what has been provided to them from the Building Management Staff.  Also, Lobby Attendants DO NOT have keys to tenant spaces.
